ACCESS FACTS
If both the key and access are not readily available, Top selling Agents will not show your home. They do not have the time to run around town all day picking up and dropping off keys. They want to sell homes!
The most effective way to show your home is to have a Key Lock Box. When your home is being shown, please do the following:
1. Keep all lights on.
2. Keep the drapes and shutters open (for brightness).
3. Keep all interior doors unlocked and accessible.
4. Leave soft music playing.
5. Leave the premises (don’t rush or crowd the Buyer).
6. Let the Buyer be at ease and let the Agents do their job.
7. If you are going to be around the house at the time of a showing, take a short walk with the kids and/or pets.
PAINT AND CARPET FACTS
Paint is your best improvement investment for getting a greater return on your money. Paint makes the whole house smell clean and fresh. If your house has any chipped paint, exposed wood, or the paint looks faded or marked, it is time to paint. If your carpet or broadloom is worn, dirty, outdated, or an unusual color, you may need to seriously consider replacing it. Many homes do not sell, take longer to sell or do not obtain the best dollar mainly because of the appearance of the broadloom or carpets. Don’t assume that potential Buyers have more money put away and will just replace it; they usually don’t. Most Buyers are looking at the most house that they can afford and will simply buy elsewhere if the home is not in top condition.
